  • Explore the disconnect between employment and office demand that has existed since 2020.  
  • Understand the three factors that seem to impact demand—Commute (people want to avoid them), the concentration of tech workers, and the relative preponderance of office buildings within a submarket.

Bob Six has more than 35 years of experience in commercial real estate, 20 of which he has spent with Zeller. As chief executive officer, Six oversees all property management, leasing, development and investment activities for the firm’s more than 10 million-square-foot portfolio. Six previously served as president of BOMA/Chicago, where he remains an active member, and he serves as an advisor to the current Board of Directors. Prior to being elected president of the BOMA North Central Region in 2020, Six served four years as regional vice president and three years as treasurer. He has been involved in several BOMA International committees, including the Finance Committee, Government Affairs Committee and Industry Defense Fund Oversight Committee. Six is a member of BOMA International’s National Advisory Council (NAC), and he was named a BOMA Fellow in 2021. He also recently completed a two-year term on BOMA International’s Executive Committee.

Phil has served the commercial real estate industry for nearly 20 years as a researcher, analyst, consultant, and thought leader. His career includes stints at the commercial brokerage Avison Young, the PropTech firm Building Engines, and the research consultancy Kingsley Associates, as well as serving as an independent advisor to industry clients. With a background in customer satisfaction and tenant experience research, he views the fundamentals of commercial office building performance through the eyes of the end users. As National Director of U.S. Office Analytics, Phil helps guide CoStar’s outlook on the office market and produces value-add analysis for subscribers.

Brian R. Lewandowski

Executive Director, Business Research Division

University of Colorado-Boulder

Brian Lewandowski is the Executive Director of the Business Research Division at the Leeds School of Business, University of Colorado Boulder. Brian provides regional business and economic information and education, including economic and revenue forecasts, policy studies, economic impact analyses, and data workshops. Brian has 15 years’ experience conducting economic studies at CU Boulder. Prior to CU, he worked in both the private sector and government. He currently serves on the boards of the Denver Association of Business Economists and the Association for University Business and Economic Research and contributes to the Governor’s Revenue Estimating Advisory Committee.
