BEEP® is the industry standard for energy management training. The six-module curriculum, first launched in 2007, was completely revised and updated in 2016. The new BEEP® 2.0 reflects the latest industry trends, new technologies, and best practices to help the commercial real estate industry reduce energy consumption and improve the energy performance of real estate assets.

    Sara Neff

    MBA, LEED AP Vice President, Sustainability, Kilroy Realty Corporation

    Sara Neff oversees all sustainability initiatives at Kilroy Realty Corporation such as the implementation of energy and water efficiency projects throughout the 13 million square foot portfolio, the recycling and green cleaning program, all LEED certifications, electric vehicle charging station installations, and the greening of building and construction standards. In her four years at Kilroy, she took the company from having no sustainability program to being named the #1 real estate company across all asset classes on sustainability in North America by the Global Real Estate Sustainability Benchmark.  Prior to joining Kilroy, Sara worked at Google and in solar at Idealab, participated in irrigation and soil erosion work in India, and led green consulting projects in Brazil and Argentina. Sara was awarded BOMA’s Generation BOMA Professional of the Year in 2011, USGBC-LA’s Greenspeak Award in 2012, was named a Northern California Woman of Influence Rising Star by the San Francisco Business Times in 2013, and won the USGBC Orange County Individual Leader in Sustainability Award in 2014. She holds an MBA from Columbia Business School and a BS from Stanford University. 

    Brenna Walraven

    Brenna is Founder and CEO of Corporate Sustainability Strategies, Inc (CSS). Brenna is the former Chairman of BOMA International and was a founding developer of the BOMA Energy Efficiency Program (BEEP), and the BOMA Energy Performance Contract (BEPC) model. Brenna has spoken nationally and internationally on topics of efficiency/sustainability, leadership, technology and the value of association membership/involvement. 

    She is an international leader in executing energy efficiency and sustainability strategies and satisfaction goals, she helped drive management leadership. With 25+ years experience in property operations, and through partnering with Energy Star, has learned how to successfully lead a national effort of improved energy management, efficiency and environmental stewardship. 

    USAA Real Estate Company was named Energy Star Partner of the Year for the category of Leadership in Energy Management for 12 straight years.     David Borchardt

    P.E., LEED AP BD+C Vice President, Development, Lerner Enterprises

    David Borchardt P.E.  LEED AP BD+C, is the Vice President of Development for Lerner Enterprises a leading developer in the DC metro area, with over 20 million square feet of commercial and retail space.  Previously as an independent consultant, he gained recognition as a sustainability and high performance building expert who oversaw the transformation of a corporate sustainability program from initial concept to reality while ensuring that these initiatives increased profitability. He has nearly 30 years of building design, construction, and operations experience. David is a mechanical engineer by training and has been an invited speaker and author at Harvard Business School, Georgetown University, BOMA, NRDC, AIA, and Net Impact. He also teaches a one semester course at Georgetown University School of Continuing Studies. 

    John Klein

    Principal & Co-Founder, JDM Associates

    John Klein has more than 40 years of experience blending real estate, construction, engineering, financial, energy, and environmental issues to enhance property values and advance the sustainable buildings market. He currently provides strategy and direction to many of the nation’s largest owners of real estate, managers, developers, and associations on financial, energy and environmental performance issues. John helped to develop and launch the EPA’s ENERGY STAR program for commercial real estate by leveraging his network of contacts with CEOs and CFOs of leading real estate organizations. John has conducted site visits to hundreds of buildings and has provided technical assistance and guidance towards implementing recommendations to improve building operations at those sites. Along with Deborah Cloutier, John co-authored “A Practical Guide to Energy Management – Enhancing the Bottom Line,” published by IREM, and he also authored “A Practical Guide to Green Real Estate Management”. He has made presentations to dozens of national audiences including USGBC, IREM, BOMA, NAA and NAREIT. John was awarded two U.S. Patents as a result of developing technology for geothermal heat pumps and on-site water storage and distribution. He has held real estate brokers licenses in four Mid-Atlantic States.

    Deb has been providing consulting services in commercial real estate, energy management, and environmental sustainability for more than 20 years. She currently supports the DOE Better Buildings Alliance as the commercial real estate expert interfacing with more than 60 leading real estate firms. She has extensive experience designing, developing, implementing, and managing sustainability programs in the built environment.

    Currently, Deb manages multiple, large, complex contracts working with some of the largest national owners to assist them in making strategic environmental management a standard business practice – including TIAA-CREF, Principal Real Estate Investors, Prudential Real Estate Investors, UDR, NEEA, Bright House Networks, and CalPERS. Under her leadership, these clients have achieved energy savings of nearly $100 million since 2006, and consistently received industry and Federal recognition for their leadership in sustainability and energy efficiency.

    Additionally, Deb has supported EPA’s ENERGY STAR program since its inception and helped EPA recruit more than four billion square feet of commercial real estate, K-12 schools, higher education, and state and local governments into the program. Deb began her career at the American Institute of Architects supporting the Committee on the Environment, where she served as liaison to architects and the general public regarding environmentally preferred building materials and environmentally friendly design, and had the distinct pleasure of supporting the Greening of the White House under the Clinton Administration.

    Craig is a recognized leader and expert in greening and LEED and was the initial Chair of the BOMA BEEP program. Craig participated in the initial LEED EB pilot and achieved the first LEED EB platinum certification. Craig is also recognized expert consultant for the business case for greening. His company has become the largest LEED EB Consultant in the Nation.

    Coleen Spratt

    General Manager, CommonWealth Partners

    Coleen Spratt has over 25 years of Commercial Real Estate experience and currently provides oversight of the Pacific Northwest Portfolio for CommonWealth Partners. Coleen is responsible for all aspects of management, operations and performance of Class A commercial high rise office buildings in Seattle and Bellevue, WA totaling over 2.7 million square feet. She manages a team of thirty six employees and all major contract service staff. Her role includes the development and financial management of the properties 92 million dollar revenue budgets and 29 million dollar operating expense budgets. She develops operational procedures and training programs for all buildings and staff to maintain a consistent working environment.

    In addition she works with ownership entities to develop leasing guidelines and leasing and marketing goals for the buildings and provide oversight of all project leasing. She also provides Construction Management oversight of all Capital and Tenant Improvement projects at the properties. All buildings in the Pacific Northwest portfolio hold a LEED Gold or higher certification and have Energy Star Scores in the high 80’s and 90’s. CommonWealth Partners is committed to sustainability and has a goal to have all buildings LEED Certified by the end of 2015. 

    Prior to entering into the field of real estate Coleen was in the US Air Force and then attended Central Washington University where she earned her BS in Business and Marketing.

    Coleen currently sits on the Executive Committee for BOMA International and is the former Chairman of BOMA Seattle King County. She also chaired the State Government Affairs Committee for BOMA International and was a member of the Industrial Defense Fund Committee.
